What is clear-span warehouse construction?
Clear-span means the building has no interior columns -- the entire width is open, usable space. This is ideal for warehouses because it maximizes storage capacity, allows flexible racking layouts, and provides unobstructed forklift lanes. Metal buildings can achieve clear spans up to 200 feet wide. Most warehouses in the 60-120 foot range are clear-span.
What is the ideal eave height for a warehouse?
It depends on your racking system. Standard pallet racking requires 24-28 foot clear height. High-density racking or AS/RS systems may need 36-40+ feet. As a rule, your eave height should be at least 4-6 feet above the top of your highest rack level. We coordinate with your racking vendor to ensure the building height, column spacing, and floor flatness meet their requirements.
Can metal warehouses be climate-controlled?
Yes. We build both ambient and climate-controlled warehouses. Climate-controlled warehouses use spray foam insulation (R-25 to R-40), vapor barriers, and commercial HVAC or cooler/freezer systems. We also build multi-temperature warehouses with different zones for dry, cool, and frozen storage.
How many dock doors do I need?
A common rule of thumb is one dock door per 10,000 SF of warehouse space, but this varies based on throughput. High-velocity distribution centers may need one door per 5,000 SF. We recommend planning for 20-30% more dock positions than you think you need -- it is far cheaper to frame openings during construction than to add them later.
What kind of floor does a warehouse need?
Warehouse floors must be flat, durable, and designed for your specific loads. We pour reinforced concrete slabs (typically 6-8 inches) with FF/FL tolerances appropriate for your racking system. Very narrow aisle (VNA) and AS/RS warehouses require superflat floors (FF50/FL25 or higher). We also offer hardened and sealed finishes for reduced dust and improved durability.
