Consultation & Design

We visit your site, discuss your requirements, and develop a preliminary design. Our PE engineers assess soil conditions, drainage, access, and utility connections.

Engineering & Permitting

PE-stamped structural drawings, foundation design, and site plans. We handle all permit applications, plan reviews, and jurisdictional requirements.

Site Preparation

Clearing, rough grading, erosion control, stormwater management, and utility rough-ins. In Georgia, this often includes dealing with red clay soil stabilization.

Foundation & Concrete

Engineered footings, reinforced concrete slab, anchor bolt placement. Our foundations are designed for your specific soil conditions and building loads.

Steel Erection

Our crews erect the primary and secondary framing, purlins, girts, and bracing. We self-perform steel erection — no subcontracted erection crews.

Exterior Envelope

Wall panels, roof panels, trim, gutters, downspouts, overhead doors, walk doors. Sealed and weather-tight before interior work begins.

Interior Buildout

Insulation, framing, drywall, flooring, paint, restrooms, offices. Electrical, plumbing, HVAC rough-in and finish. All designed and coordinated in-house.

Final Inspection & Handoff

Building inspection, certificate of occupancy, punch list walkthrough, warranty documentation, and keys. You are ready to move in.

Why a Licensed GC Matters

Most metal building companies are sales organizations, not construction companies. They sell you a kit and hand you a list of "recommended" erectors. Bolt is a licensed general contractor backed by PE engineers. Here is why that matters.

Licensed & Insured

Georgia requires a general contractor license for commercial construction over $2,500. We carry general liability, workers' compensation, and builder's risk insurance. If something goes wrong on your job site, we are covered — and so are you.

Bonding Capacity

We can bond projects, which means a surety company guarantees we will complete the work. This is required for many commercial and government projects, and it provides an extra layer of financial protection for building owners.

Single Contract Accountability

When you hire a kit seller, an erector, a concrete company, an electrician, and a plumber separately, who is responsible when something does not line up? With Bolt, we are responsible for everything. One contract, one warranty, one throat to choke.

PE Engineers on Staff

Our Professional Engineers design every building we construct. PE-stamped plans are required for building permits in most Georgia jurisdictions. Having engineers in-house means faster design iterations, better value engineering, and no delays waiting for third-party engineering.

Self-Performed Critical Work

We self-perform steel erection and critical-path work with our own crews. This gives us direct control over quality and schedule. We do not depend on subcontracted erection crews that may not show up or may not meet our standards.

How is turnkey different from buying a metal building kit?
A kit is just the steel package shipped to your site. You are responsible for finding and managing separate contractors for site work, foundation, erection, insulation, concrete, electrical, plumbing, and everything else. Turnkey means one company does it all. You deal with one contract, one schedule, and one point of accountability.
Is turnkey more expensive than buying a kit and hiring my own subs?
Usually not. When you add up the actual cost of a kit ($10-25/SF) plus site work ($4-8/SF), foundation ($4-8/SF), erection labor ($5-10/SF), insulation ($3-6/SF), and your time managing the project, the total often equals or exceeds turnkey pricing. Plus, delays between trades and rework from miscommunication add hidden costs that turnkey eliminates.
How long does a turnkey metal building project take?
A typical turnkey project takes 8-16 weeks from contract signing to occupancy, depending on size and complexity. A 40x60 workshop with basic finish can be completed in 8-10 weeks. A 100x200 commercial building with full interior buildout may take 14-20 weeks. Steel lead times (currently 6-10 weeks) are usually the longest single item on the schedule.
Do I need to be on site during construction?
No. We manage the entire project and keep you updated with regular progress reports and photos. You are welcome to visit anytime, but we do not require you to be on site managing anything. That is the point of turnkey — we handle the project management so you can focus on your business.
